These Terms of Use govern your use of rosesoldit.com(the “site”), operated by Rose & Co. Real Estate(“we,” “us,” or “our”). By using the site, you agree to these terms. If you do not agree, please do not use the site.

Rose & Co. Real Estate is the real estate practice of Rose Giles, Broker. Real estate services are provided through Real Estate Homeward Brokerage, which is registered with the Real Estate Council of Ontario (RECO). This site is not intended to solicit buyers or sellers who are already under contract with another brokerage.

Browsing the site, submitting a form, or contacting us does not make you a client of Rose Giles or Real Estate Homeward Brokerage. Under Ontario’s Trust in Real Estate Services Act, 2002 (TRESA), a client relationship is formed only through a signed written representation agreement.

Until you have such an agreement, please don’t share information you would want kept confidential — such as the most you are willing to pay or the least you would accept for a property.

The articles, market commentary, and neighbourhood guides on this site are general information only. They are not legal, tax, financial, mortgage, or appraisal advice. Please consult a qualified professional before making decisions based on them.

The site shows two kinds of listings: properties Rose Giles represents personally, and MLS® listings from Real Estate Homeward Brokerage provided by the Toronto Regional Real Estate Board (TRREB). Brokerage listings may be listed by other agents at the brokerage; the “Listed by” line on each listing identifies the listing brokerage.

Please independently verify all details — including measurements, lot size, taxes, and maintenance fees — before relying on them.
• Subject to change. Prices, availability, and details can change, and properties may sell or be withdrawn at any time without notice.
• Photos.Listing photos may show staging furniture and décor that are not included in the sale.
• Personal use only. Listing information is provided for consumers with a bona fide interest in the purchase, sale, or lease of real estate. It may not be used for any commercial purpose or any other purpose.

The trademarks MLS^®, Multiple Listing Service^®, and the associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by real estate professionals who are members of CREA. The trademarks REALTOR^®, REALTORS^®, and the REALTOR^® logo are controlled by CREA and identify real estate professionals who are members of CREA.

The Rose & Co.name, rose emblem, and the tagline “Staged. Styled. Sold.” are ours. The Real Estate Homeward Brokerage name and logo belong to the brokerage. None of these may be used without permission.

Unless otherwise noted, the text, design, photography, and graphics on this site belong to Rose & Co. Real Estate or its licensors and are protected by Canadian and international copyright law. You may view and share pages for personal, non-commercial purposes, but you may not copy, republish, or adapt our content without written permission. Listing photographs belong to their respective photographers and listing brokerages.

When using the site, you agree not to:

• Scrape, crawl, or otherwise collect listing data or other content by automated means (search engines indexing the site according to our robots.txt are welcome);
• Reproduce or redistribute listing information on another website, app, or service;
• Submit false information, or someone else’s contact details without their permission;
• Attempt to access restricted areas of the site, or interfere with its security or operation;
• Use the site for any unlawful purpose or to send spam.

When you submit a form or request a viewing, you are asking us to contact you about that inquiry, and we may do so by email, phone, or text message using the details you provided. We will not add you to marketing emails without your consent, in line with Canada’s Anti-Spam Legislation (CASL), and you can opt out of further messages at any time. How we handle your personal information is described in our Privacy Policy.

The site links to websites and services we don’t control, such as our brokerage’s website, listing platforms, maps, and social media. We are not responsible for their content, accuracy, or privacy practices, and a link does not imply our endorsement.

The site and its content are provided “as is” and “as available,” without warranties of any kind, express or implied. We do not guarantee that the site will be uninterrupted, error-free, or free of harmful components.

To the fullest extent permitted by law, Rose & Co. Real Estate, Rose Giles, and Real Estate Homeward Brokerage are not liable for any loss or damage arising from your use of the site or your reliance on its content, including any errors or omissions in listing information.

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Any dispute relating to the site will be resolved in the courts of Ontario, sitting in Toronto.

We may update these Terms of Use from time to time. When we do, we will revise the “last updated” date above. Continuing to use the site after a change means you accept the updated terms.
